Real Estate Taxes

The 2024 taxes on 320 acres that include the ranch improvements were $35,892.19. Sheep Creek Canyon Ranch in Morgan County, Utah, as previously described herein, is offered at US $72,500,000.00 Cash or Terms acceptable solely at the discretion of the Seller. The property is being sold inclusive of all furniture and accessories located in the two dwellings; this personal property will be conveyed via a bill of sale. The conditions of sale are as follows:

  1. All offers to purchase or letters of intent must be in writing.
  2. All Prospective Buyers must demonstrate to the sole satisfaction of the Seller and Listing Agent the financial capability to purchase the property prior to scheduling a personal tour of the property.
  3. Within three (3) business days of acceptance of an offer, earnest money of $2,500,000.00 shall be deposited to First American Title in Salt Lake City, Utah, and will be placed in escrow with First American Title.
  4. The Seller will provide and pay for a standard owner’s title insurance policy issued by First American Title in Salt Lake City, Utah. Title to the real property will be conveyed by a special warranty deed.

Q: What makes Sheep Creek Canyon Ranch such a rare offering?

Sam: Ranches of this size and caliber simply don’t exist this close to Salt Lake. You’ve got over 7,000 deeded acres, more than four miles of live water, and a full suite of luxury improvements—all just an hour from downtown. That level of access and privacy, combined with this scale and quality, is virtually unrepeatable along the Wasatch Front. It checks boxes that rarely appear on the same property in this region.

Tim: It’s not just the size or the proximity, it’s also the completeness. You’ve got fishable live water, elevated architecture, panoramic views, equestrian facilities, a backcountry tented camp, and true four-season recreation. There’s really nothing else you could ask for in your improvements. The setting takes your breath away. You’ve got aspen ridgelines, cottonwood-lined trout streams, and then this beautifully crafted home tucked right into it. It feels cinematic.

Q: $72,500,000 is a big number. How was the listing price determined?

Tim: The Ranch includes three 160 acre parcels with East Fork River flowing through them. These are very rare parcels and would command around $10M each on the open market. You would be hard pressed to recreate the site improvements and construction elements for $20M and then you have almost 7,000 acres that is not encumbered by a conservation easement and offers incredible recreation, privacy and topography. Add it all up and you are right there.

Sam: I think buyers at this level recognize when something simply can’t be replicated. Try assembling a property of this caliber today and you’d likely strike out, spend years trying, or end up spending even more. The price reflects reality. It’s a premium but one grounded in scarcity, especially in a location like this. Properties of this scale, with live water, architectural significance, and no conservation easement are rare.

Q: What’s something you’d only understand about the home if you toured it?

Tim: One of the challenges designers face when building large scale homes is making them livable for a couple or small family on a daily basis, yet also able to host large scale gatherings in comfort. The main home strikes that balance seamlessly and the addition of the Speakeasy provides a separate space for guests or gatherings with a completely different feel that is both rustic and very comfortable and welcoming. The combination really works well together. A home needs to “fit”—nobody wants to feel like they are walking around in Shaq’s shoes.

Sam: The home is a magnificent work of craftsmanship, built with the finest materials and technology available today. Everything’s top of the line, from the appliances to the plumbing fixtures. The Savant system gives you full control of lighting, climate, and music from your phone. No expense was spared to make it the best. But what really stands out is the setting. The East Fork River runs right along the house under a canopy of mature trees, with irrigated turf and a trout-filled pond just steps away. It is an incredibly beautiful and peaceful area to enjoy a cup of morning coffee or a quick fishing session between meetings, all just steps from the home.

Q: What stands out about the recreation on this property?

Tim: For me, it’s the diversity of summer and winter recreation available on the ranch and nearby, creating a true four-season destination. Summer offers great fishing, hiking, biking, backcountry utv trips and a full complement of water sports on the nearby East Canyon Reservoir.  This is premier elk and mule deer country and fall hunts from the backcountry camp along Sheep Creek—wall tent, deck, and even a wood-fired hot tub—means you can stay out there and really experience it comfortably.  With destination ski resorts like Park City, Deer Valley, Snowbasin, Powder Mountain and Wasatch Peaks Ranch Ski Resort all within an hour, there are incredible winter options in every direction. Salt Lake City is only an hour away and offers every urban experience like shopping, dining, symphony and ballet to professional and major college sports.  With Sheep Creek Canyon Ranch as a base there is really no limit to available recreation in any season.

Sam: For me, it’s the variety. You’ve got cottonwood bottoms for quiet walks, ridgelines that feel like you’re deep in the high country. Whether it’s a quiet ride, a long hike, or watching the sun drop behind the Wasatch with a drink in hand, the setting is incredible. And when you do want to get off the ranch, some of the West’s best skiing is just down the road.

Q: What is the servicing like on the ranch's utilities?

Sam: Most ranch homes, even the bigger ones, will have a single 1,000-gallon propane tank above ground. Sheep Creek Canyon has six buried 1,000-gallon tanks and an industrial-grade backup generator. The ranch could literally operate for years without being serviced.

Tim: Plus, all the garages and storage buildings are insulated, drywalled, painted, and heated. Floors are either painted or epoxied. These are clean, finished spaces that are easy to work in and easy to keep up.

Q: What makes the live water so important?

Tim: I’ve had the good fortune to stand in a lot of trout water and the East Fork is relatively unknown, but definitely holds up as a fishery. The clear cold tailwater originates at the East Canyon Reservoir, located just a few miles upstream.  Tailwaters offer steady water temperatures, which create reliable hatches of mayflies, caddis, golden stones and strong terrestrial action later in the season. It fishes well and consistently, which is key for an owner and their guests. For a private, fishery in this part of the West, it’s a standout.

Sam: Water is what sets Sheep Creek Canyon Ranch apart. You’ve got over a mile of the East Fork River and more than three miles of Sheep Creek, plus seasonal tributaries like Dry Pine and Monument Creek. That’s cold, clear, fishable water with real ecological and recreational value. In Utah, water is what separates good properties from great ones, and this ranch has it in rare supply.
